Drilled well 250 ft deep, needs to be re-washed and some work to winterize. The original barn had burnt, a new barn 26' x 48' was built in 2001 on the same site. There are open concept stalls now. There once were standing stalls,. probably dairy-type cattle stalls. Could shift them into long stalls (horse tie-up stalls) by moving manger. It would be perfect for sheep or goats or rabbits. Truckloads of gravel brought in to build a good driveway.Field leveled - ravine filled in Right now there is only one 40-acre field under cultivation. It is seeded to registered oats. (2007). There is another field in the back that was in cultivation in the past. It needs re-ploughing. It was ploughed in the wrong direction & then left, not cultivated down. A good set of disks would chop it down, but there are tag alders and willows coming up in the dead furrows. It is good black soil. It ranges from semi-light to quite heavy. It is capable of growing any crops that a person would want to grow on it. Any crops that anybody is growing in the area would thrive on it. The neighbour is working the land on a share-crop basis. The bridge crossing the creek needs a new wooden deck. The steel is in excellent condition. The nearest police station is in Earlton. The area has abundant wildlife on it, especially moose and bears, cougars, wolves, foxes, beaver, all kinds of birds, etc. Also abundant wild plants, wild strawberries & raspberries, chamomile, red clover, wild flowers too numerous to list. Possibilities: farming; lumbering; hunting & fishing; wildlife photography; peat moss; mining; development ... Could commute to North Bay; Sports : skidoo (snowmobile) trails nearby Owners cut some trees for Christmas trees and sold them in Toronto. Some of the nearby farmers hunt moose and bear and butcher them for meat as well as farm animals. In some years they allow a bear hunt and some years they don't. CLIMATE: The winters can get quite cold, sometimes -30º and -40º, but it doesn't stay that cold for very long. Being able to speak French is a great advantage. There are a lot of French-speaking people in these towns. In some, French is the predominant language, but if you don't speak French, you can get along just fine in English. The farm is only 6 miles from Quebec. (closest town is Notre Dame du Nord.) (next closes & a little bigger is Rouyn Noranda).
